    Construction on new apartments in northeast Albuquerque expected to be complete in 2023 while other projects are slated to begin

    New luxury apartments are popping up all over northeast Albuquerque, with some already completed, others under construction and more in the planning stages. The addition of new multifamily housing in the area is expected to provide relief to those pushed out of the housing market while also adding new supply to stabilize the increasing cost of rent.

    The following three real estate companies are in the process of constructing or planning new apartment complexes in and around northeast Albuquerque:

    Titan Development

    Titan Development offers services in multifamily, industrial, senior living, self-storage, office, retail and residential. The company has multiple projects that are ongoing or already completed in the Albuquerque area, including three multifamily apartment projects in the northeast part of the city:

    • Allaso Vineyards (111 units), 8901 Holly Ave. 87112: the project is expected to be complete in the second quarter of 2023.
    • Allaso High Desert (281 units), 6605 Tennyson St. 87111: the project is expected to be complete in the second quarter of 2023.
    • Allaso Journal Center (158 units), 7800 Headline Blvd. 87109: the project is expected to be complete in the first quarter of 2023.

    Features and amenities at Allaso Vineyards include quartz countertops, 42-inch cabinets, stainless-steel appliances, a winery-inspired lounge, private wine lockers available for rent, and new tenants will be given a bottle of wine upon move-in. Rent for a one-bedroom apartment will be $1,400 a month “subject to market conditions” and $1,800 a month for a two-bedroom.

    Amenities at Allaso High Desert include a resort style pool and spa, outdoor kitchen, game lawns, fire pits, shaded areas, ramadas, outdoor fitness area and a putting lawn. Also included is a fitness center with a spin studio and indoor driving range. Every unit will have quartz countertops, 42-inch cabinets, stainless steel appliances and large floorplans. There will be 204 “flat” apartments accessed via outdoor stairs and 77 townhome style units.

    Another Titan Development project at the Broadstone Nob Hill apartment complex features an iconic Route 66 mural that comes to life using augmented reality technology. Josh Rogers, a Partner at Titan Development, said there are no plans to add murals to other multifamily projects Titan is working on in northeast Albuquerque.

    “Currently, Titan does not have any plans to pursue art murals at other multifamily projects,” Rogers said in an email response to questions. “It is always our goal to capture the culture of the community in which we develop. At Broadstone Nob Hill, recreating the Route 66 theme and experience of neon signs, through augmented reality (AR,) was one example of how Titan approaches each project with the individual community in mind.”

    Rogers said Titan has not publicly announced any other projects in northeast Albuquerque at this time.

    “Titan is thrilled to see our Allaso-themed multifamily properties – Allaso Vineyards, Allaso High Desert, and Allaso Journal Center – come to fruition. With an estimated total of 500 units to be delivered in 2023, we are bringing much needed multifamily housing to the Albuquerque market,” Rogers said.

    Markana

    Markana offers apartment communities in trending neighborhoods with access to fine dining, upscale retail, nightlife and a rich cultural scene. The company has three multifamily projects in northeast Albuquerque with apartments slated to be available in 2023:

    • Markana Flats, 7050 Constitution Ave. 87110
    • Markana Uptown, 6500 Americas Pkwy 87110
    • Markana The Peaks, 6700 Modesto Ave. NE 87113

    Different apartment communities will feature flexible one-, two- and three-bedroom layouts; gourmet kitchens with white shaker cabinets and tile backsplash; brushed nickel hardware and wood-style vinyl flooring; private outdoor balcony or patio space; wood-burning fireplaces in third-floor homes; cable ready; forced-air heating, central air conditioning and ceiling fan; spacious walk-in or wall-to-wall closets; coat and linen closets; contemporary window coverings; storage units for extra space.

    Some of the amenities advertised at the different communities include an outdoor heated swimming pool; on-site spa with a redwood sauna; kiva fireplace with barbecue grills and lounge furniture; private parking with assigned spaces; co-working space with complimentary high-speed wireless internet access, copier and fax; on-site fitness center; FloWater Purification Stations in the clubhouse and fitness center; reserved guest parking; Amazon Hub Automated Parcel System; in-building laundry center; community clubhouse with resident lounge, coffee bar and gathering table; on-site management and 24-hour emergency maintenance; 24-hour video surveillance.

    Tekin & Associates

    Tekin & Associates is a private real estate investment, development and management company in Frisco, Texas. Typical project sizes range between 150-400 units and cost between $50 million to $150 million. Tekin & Associates is planning a 221-luxury apartment complex at 9320 San Pedro Drive NE. The complex will replace the Coronado Auto Recyclers currently at that location. Visit the San Pedro Apartments website to learn more.
